From tiles to polished concrete, The Grove undertakes major renovation

Project Background

The Grove shopping centre undertakes renovation from tiles to polished concreteThe Grove, formerly Megacenta, is an 18-year-old shopping centre located in Liverpool, Sydney, which has undertaken a major renovation in 2016. The renovation at The Grove was intended to both modernise the centre and eliminate the old tile flooring that had become a major maintenance expense and safety concern, due to the tiles popping up and cracking.

The Grove is located directly adjacent to Fashion Spree shopping centre, whereby Transitions installed 14,500m2 of polished concrete floors, and given the success of the polished concrete at this shopping centre it was determined that it would be the best solution as the new floor finish for The Grove also.

Objectives & Requirements

The renovation at The Grove shopping centre took place whilst the retailers remained fully operational. This meant that there were set requirements placed on how works could take place and the hours in which they were to be completed. In addition to completing works overnight, when the shopping centre was closed, the work areas were required to be fully cleaned so trade could continue unhindered each morning.

In terms of performance the clients desired a floor that is both durable, so that it able to withstand the high foot traffic whilst remaining a highly functional floor, and low maintenance.

Aesthetically the client aimed to continue the same finish as Fashion Spree so that the two centres could flow seamlessly into one another. As a part of the renovation, The Grove was to be transformed into a light and bright modern shopping space and the chosen floor finish was to assist in this by facilitating a high amount of light reflectivity.

Chosen Product

The chosen floor finish for The Grove was Husqvarna Hiperfloor with a full aggregate exposure and high gloss level. The polished concrete floor was installed on the existing suspended slab, which resided underneath the tiles that were in place. As a part of the works, Transitions were contracted to remove all existing tiles from the shopping centre. This was completed utilising a large format tile removal and scraping machine, which minimised the time required to complete the process and damage to the substrate. This in comparison with more traditional methods of jackhammers that can cause damage to the substrate, require patching and the end result is an aesthetically unappealing polished concrete floor.

Once all tiles were removed, diamond grinding took place to remove the tile adhesive and improve overall levels of the substrate in preparation for the installation of polished concrete.

The Husqvarna Hiperfloor offered the client a highly durable and hardwearing product with a greater life expectancy when compared with other flooring materials. A mechanically polished concrete floor can withstand a high and frequent amount of foot traffic without affecting it’s aesthetic appeal. This also results in a low maintenance-flooring product as it does not harbour dirt and requires minimal ongoing upkeep.

The polished concrete floor at The Grove is fit for purpose and is aesthetically matching to that of the floors at Fashion Spree, across the car park. By removing the tiles and polishing the substrate underneath, the client was able to turn a structural element of the building into a finished product; it became more a part of the overall architectural design.

An additional benefit of the polished concrete installation process was that it had the ability to be installed without hindering the operation of the shopping centre. All finished surfaces were protected during shopping hours to prevent damage and the areas cleaned before mornings open.

Overall Outcome

The outcome of the polished concrete floor at The Grove was great. The finish achieved exceeded the expectations of the client and was complimentary to the modern design brief. The tiles were effectively removed without causing any damage to the substrate and as a result Transitions were able to create a really beautiful polished concrete floor.

In addition to this, the floor achieved a consistent gloss reading of 60-65 across the whole slab, which as a result is effective in enhancing the amount of natural light that reflects through the shopping centre. This has helped to create a light and bright shopping environment.

A 60 year old slab is turned into a historical centrepiece at new Sydney shopping centre

Fashion Spree is a new outlet shopping centre in Sydney. The shopping centre spans 14,000m2 and encompasses 50 retailers. Built in the 1950’s, the building was initially developed as the Viscount Caravan manufacturing facility and thereafter turned into the Liverpool Markets, a marketplace for fresh food, before becoming Fashion Spree. The 60 year old building has been revitalised as a part of the development process of this shopping centre and whilst the design of the new centre was focussed on creating a modern, upmarket space it was imperative to maintain its historical significance.

Transitions Polished Concrete floors at Fashion Spree in Sydney

A major component in honouring the history of Viscount Place was to renew the original concrete slab, which was laid at the buildings inception over 60 years ago and remains as one of the buildings original features today. At commencement of this project the concrete slab appeared weathered after decades of heavy industrial use. However there remained determination to give it a new lease on life and turn it into a striking design feature that was fit for purpose, for the generations to come.

The Product

Transitions Polishing and Grinding were fortunate to be granted the task of giving this slab a new outlook with the installation of Husqvarna Hiperfloor throughout the internal mall areas, Transitions Honed Concrete floors at the shopping centres entry and a 2mm epoxy polyurethane flooring system on the access ramps and bathroom corridors. In addition, Transitions completed varying polished concrete finishes in 35 of the retail tenancies. The slab at Fashion Spree shopping centre included a set of very specific objectives and requirements due to factors such as its age and condition as well as the intended future use of the floor, the specified aesthetic and design palette. In terms of functionality, the floor needed to be durable and hardwearing due to the constant and concentrated foot traffic it would endure during its lifespan. Furthermore, the chosen flooring product for Fashion Spree had to be installed in a quick timeframe without hindering the construction program and in amongst other trades.

Referring to the design aesthetic of the required flooring material, the client desired a floor that would both complement and enhance the industrial design palette. This included the need for a natural material to pair with the extensive use of brick throughout the centre as well as a highly reflective surface to increase levels of natural light and as a result minimise the need for artificial lighting.

As a result, Husqvarna Hiperfloor was chosen as the concrete flooring product for Fashion Spree shopping centre.

The Process

Prior to any construction taking place, Transitions commenced the flooring works with a vast amount of floor preparation. This included the removal of 2-4mm from the surface of the slab, across the entire 14,500m2. The aim of this process was not only to remove all of the existing flooring materials present, primarily consisting of epoxy flooring from its industrial use, but to ensure the entire slab was level and primed for the installation of the Husqvarna Hiperfloor.

Once the floor preparation works were complete and initial construction had commenced, all main internal walkways and common areas of the shopping centre were ground back to fully expose the 60 year old aggregate. The aggregate consisted of a natural mix of blacks, whites and browns all of consistent sizes and shapes. Following this, the Husqvarna Hiperfloor system was then installed and finished to a high gloss finish, achieving gloss readings of between 60-70 consistently.

During this process, TPG also installed polished concrete floors totalling 4800m2, in many of the retail tenancies and 150m2 of Transitions Honed Concrete to the front of the shopping centre to create a more seamless finish in terms of flooring materials when walking into the shopping centre and also 1000m2 of a 2mm epoxy polyurethane flooring system on the access ramps and bathroom passageways.

The Result

The results of the polished concrete floors at Fashion Spree shopping centre were nothing short of spectacular. Due to the floor preparation works and the workmanship of the grinding contractor, Transitions, there were no original damages, cut outs, infills or wear and tear evident from the 60 year old concrete slab. In fact, the quality of the finished floor appeared on par with a purpose poured slab, placed with the intent of installing polished concrete. The end result far exceeds the original expectation of the clients and what a delight it is to see a tired and completely overlooked building element turned into a design element, a feature and now a historical masterpiece.

Fashion Spree has this month been nominated in the International Polished Concrete awards 2016 in the Retail category. Transitions Polishing and Grinding were awarded this prize in 2014 and are proud to present another fantastic project.

Transitions Polished Concrete floor a standout feature at MarketPlace Warner

MarketPlace Warner is a new shopping centre development in Warner Lakes, north of Brisbane. Designed to be an upmarket addition to the area, MarketPlace Warner is a one-stop convenience shopping experience with Woolworths and Aldi supermarkets together with 40 specialty retailers.

Transitions were contracted to complete works on the internal floor areas of the shopping centre.

Objective

In the construction of this shopping centre, the client set out to achieve a high quality and high end finish. The internal concrete floor was to be of a decorative finish, a standout feature of the buildings design and create a light and bright shopping atmosphere for locals to enjoy.

Requirements

In terms of functionality, the concrete floor at MarketPlace Warner was required to be extremely hard wearing and durable with the high volume of foot and trolley traffic it is expected to receive from shoppers. In addition to this there was a requirement set down for the internal concrete floor to have low ongoing maintenance for the shopping centres cleaning team.

Chosen Product

The chosen product is Transitions Mechanically Polished Concrete with full aggregate exposure and a semi gloss finish. This product was chosen as it is not only a beautiful looking floor, a standout design feature, but also a durable product that will wear very well in a shopping centre environment for many years to come. Further on from this, the semi gloss finish on the floor assists in bouncing light around the room from the external doors, ceiling lighting and the flood of light obtained from windows on the ceiling. This in turn creates a light and bright atmosphere for shoppers to enjoy. The client also chose a two colour design, in black and white, with Hanson Imagecrete Icelander and Balmoral colours.

This project also included 600 lineal metres of joint filling, using a player joint filling compound, in custom colours from Curecrete to match the colours of the concrete.

Overall Outcome

The overall outcome of the Transitions Polished Concrete floor at MarketPlace Warner could definitely be described as a standout feature at the shopping centre. MarketPlace Warner has a bright and clean appearance upon entry and the polished concrete floor certainly assists in achieving this.

The turn of the century industrial design at Fashion Spree sees a 60year old slab turned into a modern masterpiece

Project Background

Fashion Spree is a new factory outlet shopping centre in Western Sydney, which has been developed on an existing site in Liverpool. The site has a rich 60-year history, which has been utilised for a number of purposes during this time, including a caravan manufacturing facility as well as previous shopping centres and marketplaces.

The newly opened Fashion Spree has been designed with a turn of the century industrial feel in mind, featuring design elements such as polished concrete floors, recycled brick and abundant amounts of natural light. The shopping centre encompasses 50 designer outlet stores intended to give locals a premium shopping experience.

As an obligation, the existing slab was to be used in the hope it could be revitalised to maintain the heritage of the building and pay homage to its rich history. The existing slab was laid at the buildings inception 60years ago and remains as one of the buildings original features. Furthermore, the chosen flooring product was to be installed in a quick timeframe, without hindering the construction program and in amongst other trades.

Referring to the design aesthetic of the required flooring material, the client desired a floor that would both compliment and enhance the industrial design palette. This included the need for a natural material to compliment the extensive use of brick throughout the centre as well as a highly reflective surface to increase levels of natural light and as a result minimise the need for artificial lighting.

Chosen Product

The chosen flooring product for Fashion Spree Outlet Shopping Centre is Husqvarna Hiperfloor.

The process of installing this product included the removal of 14,500m2 of the existing epoxy flooring, which was between 2-4mm thick. Once the epoxy was removed, all main internal walkways and common areas were ground to fully expose the 66year old aggregate. The Husqvarna Hiperfloor system was then installed and finished to a high gloss, achieving gloss levels of between 60-70.

During this process, TPG also installed polished concrete floors in many of the retail tenancies, totally 4800m2.

The project also included 150m2 of Transitions Honed Concrete to the front entry of the shopping centre to create a more seamless finish, in terms of flooring materials, when walking into the shopping centre.

Outcome

The outcome of the polished concrete floor at Fashion Spree shopping centre was exceptional. There was no original damage, cut outs, in fills or wear and tear evident from its 60year history, where it was utilised for many purposes, including heavy industry. In fact, the result appears as though a purpose poured slab was placed with the intent of installing polished concrete. This is a credit to the workmanship of the TPG operations team.

The client was more than satisfied with the flooring product handed over, which far exceeded their original expectations.

Transitions completed the project in 16 weeks, with 9 days for the floor preparation and 7 retail stores being completed every 2 days at its completion.

Mango Hill Marketplace, a new Brisbane shopping centre, functions well with Transitions Honed Concrete

Mango Hill Marketplace is a new shopping centre development in North Lakes, Brisbane. Set to be the largest convenience based shopping centre in the locality and on the future main access road to Mango Hill train station, Mango Hill Marketplace is destined to be a high traffic commercial hub.

Transitions were contracted to complete works on all external walkway areas around the perimeter of the shopping centre and a small area in the basement car park.

Objective

The client had a set aim for the external pathways of the shopping centre in terms of achieving an appealing decorative finish whilst fulfilling functional requirements for the concrete floors performance.

Requirements

The external concrete floor of the shopping centre at Mango Hill was required to be a low maintenance and easy to clean option. The concrete floor must perform to be a functional external finish, with an R11 slip rating, most importantly on the access ramps. Furthermore, the client wanted to achieve a concrete finish that would be extremely durable and hard wearing given the high amount of foot and trolley traffic the shopping centre is expected to generate.

Chosen Product

Transitions Honed Concrete was chosen as the external flooring product for Mango Hill Marketplace based on it's ability to fulfil all of the clients needs for this project. Not only was the honed concrete able to functionally tick all the boxes but it resulted in a high end looking floor that will stand the test of time.

Overall Outcome

The result of the Transitions Honed Concrete floor at Mango Hill Marketplace is great! The client was extremely happy with the quality of the floor produced by the Transitions team and the decorative finish to the concrete floor really uplifts the overall appearance of the external facade. Not only does this floor look great now but it will continue to do so for many years to come.
